It's time for another housing market update!  As we dive into the latest housing market statistics, you might be wondering what's changing and how it affects you as a buyer or seller. Let's break down the key trends and insights from the past month.
Homes are selling a bit faster
The average number of days homes are sitting on the market has decreased from 47 to 42. This means that homes are selling about 5 days quicker than they were last month. While it's still a relatively balanced market, this shift could indicate a slight advantage for sellers.
What about prices? 
The median sold price for our counties has increased from $475,000 to $479,900. A very slight adjustment but also very on trend and we head into our spring months and we see homes selling for slightly quicker and a little more as well. 
The negotiation gap remains steady
The difference between the list price and the sell price remains at 2% below list price. This suggests that buyers are still negotiating, but the gap between the initial list price and the final sale price hasn't changed significantly.
More homes are available
The number of homes currently on the market has increased from 1,147 to 1,393. This 21% rise in inventory gives buyers more options to choose from and will even out the market as more buyers come into the market for spring. 
Fewer homes sold this month
Despite the increase in inventory, the number of homes sold has decreased from 471 to 434. This might be due to various factors, including buyer caution or a natural slowdown in the market, we do usually see a slight lull in February and March ahead of the Spring rush. 
What does this mean for you?
As a buyer, you now have more homes to choose from, and prices have adjusted slightly in your favor. However, be prepared to act quickly, as homes are still selling relatively fast.
As a seller, it's essential to price your home competitively, considering the current market conditions. While the negotiation gap remains steady, you should be prepared to negotiate and highlight your home's best features to attract potential buyers.
